The vision for 10Y is to be a community of unique retail businesses that complements downtown’s existing national brands and well-known retailers. Consistent with its commitment to an equitable economy, Prosper Portland is especially interested in providing opportunities for diverse business entrepreneurs. Evaluation of potential tenants will prioritize business owners who are local, women, and from communities of color that have not had access to the downtown market.

10Y contains a full block of commercial space at SW 10th Avenue and SW Yamhill Street in the heart of downtown Portland’s retail district.  The revitalized building will offer a variety of spaces to create a cohesive and complementary mix of tenants. The new layout will include large corner anchor locations along with market hall starter spaces, stand-alone specialty retail spots, and a new restaurant space. The building offers proximity to Director Park, Nordstrom, Pioneer Square, and MAX. Businesses will have a variety of opportunities to lease in a location that gives sellers easy access to both the tourist market and a high-income demographic. 10Y is a building for people to grow their companies in a space that is beautiful and competitively priced.

What is happening on the ground floor at the 10th & Yamhill SmartPark Garage?2018-09-04T11:29:18+00:00

The Portland Bureau of Transportation (PBOT) is in the process of renovating the garage including the parking levels and ground floor retail spaces. Improvements will address lighting, access and deferred maintenance of an aging structure, improve parking capacity for vehicles and bikes, and also modernize retail spaces.

How will construction affect the safety and cleanliness around the garage?2018-09-04T11:26:43+00:00

PBOT contracted with Howard S Wright to be the construction manager and general contractor for the renovation. The contractor has installed barriers and construction scrim to secure the job site and will keep them in place until the project has been completed. Downtown Clean & Safe will continue its cleaning and security services around the block during construction.

The ground floor will have a new layout with a mix of retail space types and sizes that include market hall starter spaces, stand-alone retail spots, and larger corner anchor locations. Prosper Portland will master lease the ground floor retail from PBOT and oversee the property management and tenanting of the spaces.
