Many tenants are afraid to talk to their landlords if they can’t pay rent.  Make sure you let your tenants know you value them, that you want them to succeed, and that you want to be a partner to help make this work. That may help get them talking.

Make sure you follow up all your communication in writing. When using email, you may want to choose a “read receipt,”

It is recommended that you email your tenant stating the day and time when you call and the response you got (left a message, voicemail full, etc).
