38 Davis

Two years after Prosper Portland sold Block 8L at NW 1st and Davis to Gerding Edlen Development, a new, six-story building rose on the site of the former parking lot. Designed by Ankrom Moisan Architects for its own headquarters, the 38 Davis project drew $37 million in private investment and brought new vibrancy to the Old Town neighborhood.

Project Details

Sustainability was an important focus for the project, as were community amenities serving both tenants and pedestrians. Ankrom Moisan considers inclusion and partnership to be prominent elements of its design approach – an appropriate match for Prosper Portland’s own strategic goals. In addition to the architect headquarters, for several years 38 Davis housed University of Oregon classrooms and retail space on the ground floor and UO administrative offices above. Two floors provide residential spaces, with more than half of the 65 housing units designated as affordable. The project complied with Prosper Portland’s Equity Policy and Green Building Policy and as home to employees and residents in the Old Town neighborhood fulfilled key goals of the Old Town/Chinatown Five-Year Action Plan to promote business vitality and improve district livability.
